New Local Law 157 Compliance Date Is Approaching

Local Law 157 of 2016 mandated that by May 1, 2025 (nine years in the future), natural gas detectors would need to be installed in residential buildings. The rule specifically covers owner-occupied single-family homes and tenant-occupied single-family or multi-family homes including dorms, hotels, clubhouses and housing shelters.

The delay between the passage of Local Law 157 and the original compliance deadline was due to the fact that New York City was ahead of its time. The National Fire Protection Association didn’t publish national standards for gas detector installation until 2023. The 2025 compliance date gave owners two years to “provide and install” natural gas detectors and alarms that comply with LL157 requirements.

Fast-forward to July 2025, when the New York City Council enacted Local Law 102, which postponed the compliance deadline to January 1, 2027. LL102 also empowers the Department of Buildings (DOB) Commissioner to extend the date to January 1, 2029 if the DOB determines that there is an “insufficient number of manufacturers” for battery-powered natural gas alarms.

Owners also need to notify their tenants about owner obligations under LL157, the risks of natural gas leaks, how gas detectors work, and what to do if there is a leak. This information may be communicated through the use of digital signage (an option approved by the Department of Housing Preservation and Development).

With the holidays fast approaching, now is the time to ensure your properties are compliant by the January 1, 2027 LL157 deadline.

Reminder.
