Alexis Peseau is the Vice President of Operations at Design 2147, Ltd. and is responsible for managing the day-to-day operations of the production team within the firm from pre-development through sign off. She is responsible for working with the design team to put together project strategies that assist in meeting the project deadlines and goals, while still complying with all municipal agency requirements and making sure the project stays on track.

With over eighteen years of experience, she’s worked on projects ranging in size from 450 sf. ft. studio renovations to 80 story mixed use high-rises. Prior to joining Design, Alexis was a Project Director and handled a number of different types of projects: residential high-rise, commercial (retail/office), community facility (educational) and manufacturing. Her background in the consulting industry gives her a distinctive perspective when it comes to addressing a complex project or potential issue.

Named as a Notable Hispanic Leader & Executive for 2021 by Crain’s New York Business, Alexis is also a Proud member of Fordham University’s Honor Society of Phi Kappa Phi, Young Real Estate Professionals of New York (YREPNY) and Womens’ Builder’s Council (WBC).

Ivan Moretha is the Vice President of Business Relations at Design 2147, Ltd. serving as a liaison between the firm and our valued clients. Possessing over three decades serving in architectural, consulting and expediting roles, Ivan builds loyalty through outreach, interaction, and continuous improvement of services.

In addition to researching and responding to client needs, Ivan works with Design 2147, Ltd. leadership to ensure successful outcomes of the projects and also to promote the firm’s products, services, and accomplishments by spearheading sales and marketing initiatives.

Lauren Babiak is the Division Executive of the Code + Zoning Division of Design 2147, Ltd. In this role, Lauren supervises a team of architects and attorneys who advise clients on a variety of zoning and building code issues. Lauren and her team provide support and technical guidance throughout the life of a project, from pre-purchase due diligence, to design development, through DOB filing, approval, and sign off.

Prior to joining Design, Lauren was an Associate Director working on high-rise commercial properties, hotels, retail, and restaurants. Lauren’s expertise in construction, expediting, and code consulting give her the necessary skills to address complex zoning and code issues.

Helen Golduber is the Executive of the Approvals Division at Design 2147, Ltd. In this role, Helen supervises a team of professionals to ensure that project deliverables are met and approvals obtained according to schedule.

Alfred Clark is a Permit Division Executive at Design 2147.  Alfred works on a vast spectrum of projects ranging from large New Building projects to minor interior alterations. Diego López is the Executive of the Close-Outs Division at Design 2147, Ltd. and supervises the Close-Outs/Certificate of Occupancy department. Mr. Martello is the President and founding Principal of Design 2147, Ltd. and has more than 35 years in the AEC industry. Under Mr. Martello’s leadership, Design has evolved from an expediting company to a dynamic, full-service land use and development firm with a full code and zoning consulting division with projects ranging from under 1,000 square feet to projects in excess of 6 million square feet. Notably, Design served as a leader in the major redevelopment and rezoning of the Williamsburg/ Green Point neighborhoods from manufacturing to residential and mixed use buildings.

Mr. Schinco is a Registered Architect licensed in the State of New York. He has been a Partner at Design 2147, Ltd. since its inception in 1986. His responsibilities at Design 2147 are multi-facetted.

Having founded several other entities that have successfully completed various construction projects in Brooklyn and the Bronx; Mr. Schinco brings his vast experience and knowledge of design, construction, contract negotiations, financing and people skills to the firm when dealing with every day matters.

Mr. Schinco’ s current role and responsibilities capitalize on the aforementioned strengths and have afforded him the position of Chief Financial Officer and Director of Human Resources. He is a sound leader with the ability to maintain financial strength for the firm at large while cultivating the staff and tirelessly working to provide and offer the best support services and benefits to a work force of over 65 employees.

Mr. Schinco recognizes that the strength of any firm is rooted in its employees. It is through their efforts, and the bond they have with management and the firm at large, that the company can reach new heights. Therefore, he continuously scouts the market for top talent while simultaneously creating a culture and environment that the firm can stand behind and be proud of.

Mr. Ghiano joined Design 2147, Ltd. in 1987 and was part of the firm’s significant growth over the past three decades. He has honed his experience working on a complex variety of building types ranging from modest renovations to some of New York’s largest structures.

Prior to joining the firm, Mr. Ghiano worked as a project architect on several projects including a large number of special needs housing developments. He also spent several years as a mechanical draftsman for mechanical and plumbing contractors as he put himself through college.

His formal education, balanced with practical experience as an Architect and draftsman for contractors, has given him an excellent ability to understand the construction process and maximize his ability to be of service. With over three decades of experience in code consulting, he has developed a keen expertise in the field.

Mr. Ghiano’ s knowledge and hands-on approach has earned him the confidence of some of New York’s best known developers and institutions He leverages his skills with his relationships with New York City government agencies to find effective solutions for the firm’s clients.
